Lincoln, Nebraska was founded as the village of Lancaster in 1856, and by 1859 was named the county seat of the recently formed Lancaster County. The village was also selected as the capital of Nebraska Territory, partly because of its marshes and salt flats. In an attempt to prevent the moving of the capital from Omaha to Lancaster, the name of the village was changed to Lincoln, in honor of the recently assassinated President. However, the name change didn't stop the legislature from moving the capital to the new city.
Unlike the majority of large Nebraska cities, Lincoln is not located along the Missouri River or the Platte River. The landscape ranges from saline wetlands to gently rolling hills, and the demographics are typical of a mid-sized city. The main economy is derived from the service industry, with the government and the University of Nebraska-Lincoln providing the majority of the jobs. Other employment opportunities include truck and rail transport, insurance companies, call centers, information technology, banking and medical industries. On the Gallup-Healthways list, Lincoln grabbed the no. 1 spot as the "Happiest and Healthiest" city in America in 2013.
Lincoln, NE, is known for its vibrant atmosphere, with many residents appreciating the local arts scene, diverse restaurants, and access to parks and recreational areas. The cost of living is often highlighted as a positive aspect, with affordable rentals compared to other urban areas. Many enjoy the university-town feel and the variety of community events throughout the year. However, some residents note that the weather can be a downside, with harsh winters impacting daily life and outdoor activities. Additionally, concerns about traffic congestion during peak hours are common.
Lincoln, Nebraska rental prices in 2025 show one-bedroom apartments averaging around $930 per month, while two-bedroom units rent for around $1,200 monthly. These figures reflect a decline from the previous year's pricing across most apartment sizes in the city.
May offers the lowest rental prices in Lincoln, with rents approximately 8% lower than August peak pricing. December stands out as the least competitive month with lower overall demand, while March and April see higher competition with increased demand relative to available inventory.
South Salt Creek, Downtown Lincoln, Everett, and North Bottoms offer vibrant social scenes with high walk scores, frequent transit options, and abundant restaurants. Belmont generates the highest consumer interest at 1.28 times the market average, while pet owners find excellent amenities in Everett, Meadowlane, Near South, and Country Club neighborhoods.
Everett offers the most affordable option with one-bedroom apartments at around $790 median rent, 21% below city median. Near South provides rentals at around $840 monthly, 17% below median, while Woods Park averages around $900 per month, 14% below the city median.
Lincoln welcomes pets with 54% of rental listings offering pet-friendly policies. Everett, Meadowlane, Near South, and Country Club neighborhoods provide excellent pet amenities including dedicated pet spaces, waste stations, dog parks, pet hospitals, and generous outdoor areas for comfortable living with four-legged residents.
Utilities are rarely included in Lincoln rental properties, appearing in less than 1% of total listings. Studios have the highest rate at approximately 0.06% of available units, while one-bedroom, two-bedroom, and three-bedroom apartments each include utilities in less than 0.02% of their respective inventory.
Zumper’s proprietary rental data fuels our analysis. Rent and market trends, availability, neighborhood popularity, and lifestyle scores are all calculated using real-time and 2026 rental inventory and prices.
Our Lifestyle Categories ("great for eco-living," "great for social life," "great for pet owners," etc.) are determined by set criteria, against which we score each listing and its available features. At the neighborhood level, we calculate the listing count for each category to determine which lifestyles best fit each area.
Zumper, founded in 2012, is North America’s largest privately-owned rental platform, offering over 1 million listings across the U.S. and Canada. Stay informed on the latest trends and shifts in the rental market with our monthly National Rent Report, your go-to resource for key insights into the evolving rental landscape.
